The Telangana government’s proposed auction of Raidurgam lands has received clearance to proceed. With the Supreme Court dismissing a petition that challenged the auction process being conducted by TGIIC, the obstacles to continuing the auction have been removed, paving the way for the land auction process to move forward.
The Supreme Court delivered a key ruling regarding the auction of Panmaktha lands in Raidurgam, declining to intervene in the land auction being conducted by TGIIC. The apex court accordingly dismissed WP No. 1028/2026, a petition filed by an individual named Juvvadi Pranay Simha Rao challenging the auction process. A three-judge bench headed by Chief Justice of India Surya Kant advised the petitioner to raise any objections before the High Court instead. The bench also included Justice Joymalya Bagchi and Justice Mohan. This removed the legal hurdles that stood in the way of TGIIC proceeding with the auction of the Raidurgam Panmaktha lands.
The Panmaktha area of Raidurgam contains approximately 11 acres of land spread across two separate survey numbers. TGIIC had issued a notification to sell these lands, with the minimum price per acre set at ₹175 crore. Pranay Simha Rao had approached the Supreme Court challenging this auction. Senior advocate Neeraj Kishan Kaul, representing the petitioner, argued in court that the Supreme Court had previously stayed the auction of the Kancha Gachibowli lands, and that the lands now being put up for auction were lands that ought to be protected. However, senior advocate Abhishek Singhvi, representing the state government, brought to the court’s attention that the petitioner was misleading the court.
He argued that the lands currently up for auction bore no connection to the Kancha Gachibowli lands on which the Supreme Court had earlier granted a stay, explaining to the court that the two sites were located roughly five kilometers apart. Taking the state government’s arguments into account, the bench made clear that it would not interfere with TGIIC’s notification. It also declined to take up further hearing on the petition, thereby clearing the path for the land auction.
Record Price Fetched in Auction
Following the Supreme Court’s clearance, TGIIC conducted the auction of 5.25 acres of land in Survey No. 83/1 in Panmaktha on Friday. Notably, the land fetched ₹264 crore per acre in the auction. MSN Reality, the firm that paid this premium price, acquired the land, purchasing the entire 5.25 acres. This marks an increase over the auction held in the same survey number in May, when the land had fetched ₹237 crore per acre.
As previously reported, TGIIC had set the minimum price at ₹175 crore and the deposit amount at ₹10 crore for the auction. Bidders paid the deposit and participated in large numbers. Given the premium nature of the land, real estate firms competed vigorously to place their bids, with MSN Reality ultimately securing the land by paying the highest price.
